Property Management: involving administration of leases, including specialized services in multi-tenanted (high rise) buildings as well as general property maintenance.
The services we render to clients include:
Selection of tenants for properties
Achieving appropriate rent for the property
Obtaining landlord's approval to let the property to the tenant.
Finalising lease Agreement with the tenant
Taking inventory of landlord's fixtures and fittings and getting the tenant to sign for such items.
Ensuring tenants keep to the terms of the lease.
Enforcing end of lease obligations by the tenant
Encourage landlords to attend to repairs and maintenance when necessary e.t.c
Project Management: which includes coordinating other consultants (Architects, Quantity Surveyors, Engineers, etc) activities, construction management, defects liability period, etc by all parties concerned. Ensure favourable lease terms for the client.
Facility Management: Here, we are concerned with the day to day administration that ensures the maximum efficiencies of the accompanying facilities/installation in a property such as: Lifts, Generators, Electric panel, Train former, RMU, Plumbing, Cleaning, Security, Water treatment.
Valuation: of land, building, plant and machinery including furniture, fixtures, fittings and equipments for purpose of mortgage, insurance, compensation, rating, balance sheet, sale/purchase, rental merger, acquisition bids and privatization.
